Investing in UAE property: legal essentials
A UAE property purchase should be reviewed before signing, not after the payment schedule, broker paperwork or handover dispute has already created pressure.
What to review first
- Whether the buyer can legally own in the selected freehold or leasehold area.
- Developer, seller and title documents, including authority to sell.
- SPA terms, payment dates, penalties, handover obligations and defect liability.
- Broker documents, Form F where applicable, commission terms and refund triggers.
Why timing matters
Many property disputes start with unclear documents signed quickly: mismatched payment terms, missing approvals, weak delay clauses or informal promises that never reach the contract. Reviewing the structure before signing gives the buyer leverage while changes are still possible.
